What You Really Get for Your Monthly Payment at North River Ranch

October 14th, 2026 • 6 min read

When you compare new homes across the new communities in Parrish, FL, it’s easy to focus only on the home price.  What homebuyers often overlook is what other costs are, and what they really get.

Every master-planned community or subdivision has fees, but not all fees are equal, and you should consider them when choosing a home.

We’ve made it pretty straightforward at North River Ranch (NRR).  Here, community fees – known as the North River Ranch Improvement Stewardship District (District) – support, operate, and maintain all of the amenities that are already built, already open, and shared by every resident in every neighborhood. You won’t wait on the next clubhouse or pay for private add-ons. You can see, use, and enjoy what those fees support today, because It’s All Here at North River Ranch.

Price vs. Value

Some new communities lead with a lower price or a bigger floor plan, and that can look good on paper. For the most part, that just speaks about the house. Your neighborhood or community you call home is more than square footage. It’s also the pool you splash into on a Saturday, the trail you ride after work, the playground playdates (four- and two-legged), the bike park where you remove the training wheels, the game room to shoot pool, or the clubhouse you can walk to grab a coffee and a snack, then relax or spend time with the neighbors you meet along the way or share fun times with at the fully activated amenities.

North River Ranch is built for buyers who want real value for every dollar. Here, that value comes from more than the house itself.  It is in the community, where the amenities, gathering spaces, and everyday conveniences were designed with you in mind.  You can choose your home from five trusted builders, with a wide range of designs and options based on how you want to live today and in the years ahead. Most importantly, you don’t have to wait for the community’s lifestyle to take shape. The social calendar is already full. That’s why we say: Dare to Compare.

What Your Community Fees Include

Your District fees reflect everything that makes NRR life so active and welcoming. Here’s what that payment brings to your doorstep.

Every Amenity, Built and Ready

Your fees cover the operations and access to every amenity in the community:

  • Three resort-style pools, including a double-loop slide at Camp Hidden Creek
  • Three amenity centers with two game rooms, a fitness center, a business center and makerspace, and work hubs with free SuperStream WiFi
  • Event and Sports Lawns
  • Playgrounds, Pocket Neighborhood Parks and Dash’s Bark Park
  • Pickleball Courts, the Bike Pump Park, and the BikeShare program
  • Miles of walking and biking trails, and outdoor AVID FitStations.
  • Pond, wetland, and stormwater management
  • Common area landscaping and maintenance

A Full-Time Lifestyle Team

Your fees also support North River Ranch’s full-time Lifestyle team. This highly trained, experienced team plans multiple activities, programs, and clubs every week, plus the much-anticipated seasonal, curated signature events. There is always something on the calendar:

  • Fitness classes to keep you moving
  • Food Truck Fridays to give you a night off from cooking
  • Craft nights and social gatherings for meeting neighbors
  • Annual holiday celebrations the whole community looks forward to

Every event is open to every resident. You don’t need a special membership. You just show up!

Maintenance-Assisted Living for Villas and Townhomes

If you choose a villa or townhome, maintenance-assisted landscaping is included in the Homeowners Association fees. That means less time on yard work and more time to spend enjoying the community.

What It Adds Up To

Here are the combined monthly District and Homeowners Association fees for 2027*:

  • Townhomes: about $212 – $275 per month, including maintenance-assisted landscaping
  • Villas and luxury two-story paired homes: about $292 – $359 per month, including maintenance-assisted landscaping
  • Single-family homes: about $251 – $386 per month, depending on homesite size

Your exact amount depends on your neighborhood, builder, and homesite. Any builder’s sales team can give you the figure for a specific home. You can see all the fees here.

No Surprises. It’s All Here Already.

In a brand-new community, today’s fees may only cover what’s open today. As new amenity centers open, costs can grow to pay for them.

North River Ranch is past that stage. All three amenity centers are open and ready to enjoy: Brightwood Pavilion, Riverfield Verandah, and Camp Hidden Creek. You don’t have to imagine what the community will eventually offer; you can visit these spaces and experience them for yourself.

Every Amenity, Every Resident

At some communities, the amenities you can use depend on where you live. At North River Ranch, every resident gets full access to every amenity, with no private clubs and no upgraded tiers. That’s true whether you choose a townhome in Crescent Creek, a villa in Wildleaf, or a single-family home in Longmeadow.

Residents enjoy three pools and amenity centers, game rooms, fitness and business spaces, makerspaces, work hubs, free Wi-Fi, pickleball courts, the Bike Pump Park, miles of walking and biking trails, BikeShare, AVID Fit Stations, parks and playgrounds throughout the community. And with a full-time Lifestyle team planning award-winning events and activities year-round, there are plenty of opportunities to have fun, make priceless memories, and build connections.

See the Value for Yourself

The best way to understand what your monthly payment buys is to experience it in person. Start your visit at Camp Hidden Creek, where you can pick up your community brochure and model home information. From there, tour the model homes in Wildleaf, Longmeadow, and Crescent Creek, and visit the amenities you’ll have access to from day one.

Bring your questions and your comparison list. We think you’ll see why so many buyers are choosing North River Ranch.

*Frequently Asked Questions

When and how do you pay the fees?

The District collects fees annually as a separate line on your property bill. Homeowners Association fees are collected annually for single-family homes, and quarterly for townhomes and villas. All fees can go up or down every year based on annual budgets.

Are there any other fees?

Gated and maintenance-free neighborhoods within North River Ranch will incur additional neighborhood association fees. These fees will vary by neighborhood. The fee structure will be dependent upon the type of homes, the nature of services and the individual neighborhood’s amenities.

What is the difference between the District and the HOA?

The North River Ranch Improvement Stewardship District (District) provides, manages and operates the highest standards of infrastructure, storm-water and lake systems, landscaping, entry monumentation and signage, a full range of recreational amenity services and facilities.
